Scale is the first difference. Myers Park is large enough to contain distinct sub-areas with different characters — see streets and pockets — while Eastover reads as a single coherent area. That makes Myers Park harder to generalise about and gives it a wider price range at both ends.

The second difference is the street plan. Myers Park's curved rights-of-way and divided boulevards come from the 1911 Nolen plan, and they produce the canopy corridors the neighborhood is known for. Eastover's streets feel more conventional by comparison, which some buyers prefer for orientation and ease of driving.

Housing variety is the third. Myers Park spans cottages to estates and 1915 to last year; Eastover concentrates more tightly.
